Advertising Rules

We follow NAR and RVAR rules and regulations so property website and online ads that we provide are always in compliance. We request that you not activate your tour until your listing is either LIVE or in COMING SOON Status with the RVAR. We do not share photos or tour information on our social media until your listing is either LIVE or in COMING SOON Status, but if you activate your property website before it goes live, it automatically will appear online and on our website.  In order for us to share your COMING SOON listing info on our social media pages and website, you must give us permission by checking the appropriate box when ordering your services.

RVAR Online Advertising Rules As They Relate To Our Services:
Article VIII - WEBSITES AND ELECTRONIC ADVERTISING
A. All electronic advertising, including firm and/or personal promotion by a REALTOR® shall disclose the REALTOR®’s name, firm’s name, the city and state in which the firm’s main office is located, or, if applicable, firm’s branch with which REALTOR® is affiliated, and the state(s) of licensure in a reasonable and readily apparent manner. These required disclosures must be made either on the viewable page or by a link on the viewable page that is one click away from the required disclosures.

B. The obligation to present a true picture in representations to the public includes information presented, provided, or displayed on REALTORS®’ websites. REALTORS® shall use reasonable efforts to ensure that information, including listing status, on their websites is current. When it becomes apparent that information, including listing status, on a REALTOR®’s website is no longer current or accurate, REALTORS®shall promptly take corrective action. All listing information shall indicate in a readily visible manner the date that the listing information was last updated.
 
C. The obligation to present a true picture in representations to the public includes images. The use of misleading images, including images that been excessively altered or distorted, is prohibited.

D. When a third party controls the website, the firm name must be included and then a link to the required disclosures can be used ("one click away"). REALTORS® shall make timely written requests for updates reflecting material changes to listing status or property descriptions.

E. REALTORS®’ obligations to present a true picture in their advertising and representations to the public includes the URLs and domain names they use, and prohibits REALTORS® from:
(1) engaging in deceptive or unauthorized framing of real estate brokerage websites:
(2) manipulating (e.g., presenting content developed by others) listing content in any way that produces a deceptive or misleading result; or
(3) deceptively using metatags, keywords or other devices/methods to direct, drive or divert Internt traffic, or to otherwise mislead consumers.

F. REALTORS® intending to share or sell consumer information gathered via the Internet shall disclose that possibility in a reasonable and readily apparent manner.

RVAR Rules For Advertising Coming Soon Listings As They Apply To Our Services:
“Coming Soon” is an industry term for marketing a property before it is officially offered for sale. Coming Soon provides a method for a listing agent and broker to notify other Participants and Authorized Users of properties that will be made fully available for showing and marketing after preparations have been completed.

Coming Soon listings MAY ONLY be advertised by listing agent(s) and listing firm(s) on their own websites (agent or firm), or on social media and in print ads. Coming Soon must be prominently displayed in any advertisement. A social media post about a Coming Soon listing made by listing agent(s) and listing firm(s) may be shared on social media by other agents. Listing agent(s) and listing firms(s) may authorize third parties to post Coming Soon listings on social media, provided Coming Soon and the name of the listing agent and listing firm are prominently displayed in any such social media post.
